Welcome to new residents.

Hills Apartments

Occupants have now taken up residence at the Hills Apartments. 16 of the 19 apartments are now occupied with the remaining three apartments set to be auctioned in the new year. The apartments are exquisitely finished, complete with lush planting and pathways.

Work onsite continues with shell of the Hills Village pool now complete and tiling set to begin mid December. The pool is due for completion early 2023.

Commercial Building

The façade install on the commercial building is nearing completion with the final bricks now being laid. The glass install continues while inside the wall linings are being applied. Scaffolding and building wrap will be coming down within the next month.

This building is due for completion early 2023 with tenants schedule to move in from March onwards. Limited space remains available to lease. Get in touch for more information today.

August 2022
We are on the home stretch.

Hills Apartments

We are now into the final stages of the Hills Apartments project. The fitout of the level 2 and 3 apartments is well advanced with carpet being installed this month. Timber flooring is currently being installed in the Courtyard Apartments which will be followed by the bathroom fit outs and finished off with carpet.

The focus is now on the exterior areas

  • Construction of the courtyards has now commenced, underground drainage has been installed and construction of fences is about to start.

  • Exterior balconies require a number of flashings to be installed. Once complete, glass balustrades will be installed and tiling will begin.

  • The driveway on the southern side will have concrete installed by the end of this month.

Commercial Building

The building is now weather tight which is a major project milestone. The internal fit out and plasterboard wall linings can now be installed. The façade install is also in full swing with windows going in and bricks on the ground floor now being installed.

June 2022
External cladding is almost complete and internal fit out is making great progress.

Hills Apartments
The fit out work to bathrooms, kitchens and bedrooms is making great progress with some apartments now having full kitchens installed.

Bricklaying is nearing completion with work now on the northern decks being done and just a small part remaining on the southern side of the building.

Planting to the river path is set to begin when the weather permits. We are looking forward to seeing this vegetation grow up and complement the site.

Office Building
Over on the commercial site, all major concrete pours have been finished and the framing of the roof structures and the gutters is complete.

The internal timber framing is going up and flashings are being installed. RAB board and some windows will be installed next week with the shrink wrap install also set to begin. The wall cladding install will commence once the wrapping is complete.

Hills Apartments are in the final stages.

Hills Apartments

There has been a significant amount of activity at Hills Village in the last month. Final stages are underway, with exterior plastering for the east and west elevations completed.

Bricks are being laid on the southern elevation and waterproofing of bathrooms is underway with tiling about to commence.

Painting of all Hills Apartments has commenced and installation of gib to walls and ceiling is nearing completion, with stopping of the walls following right behind.

Office Building

The office building is sure to catch your eye when driving along Grey St. The final concrete slab on level 3 has been poured.

Timber wall framing has commenced and the roof is to be installed by the end of the month and then we will be shrink wrapping the scaffold.

Stage Two Release; Anzac Apartments

Stage two of Hills Village, the Anzac Apartments are selling now, with construction to commence in July.

This next stage in the Hills Village development comprises a collection of 10 bespoke apartments, architecturally designed by award-winning local studio, Edwards White Architects. Made up of two and three-bedroom options, each with secure parking, ample storage and access to the river-side pool and entertainment area. Carefully crafted, the Anzac Apartments are defined by generous spaces, elevated finishes, natural light and refined fixtures. All apartments enjoy private balconies, with a select few including stunning river and city views.

March 2022
The underground carpark is complete.

Car park

It’s been a busy few months at One Clyde Street. Firstly, an exciting milestone is the underground carpark which is internally all but complete. Line marking and wheel stops have been installed. The carpark will be temporarily used for construction vehicles to reduce pressure around the site.

Hills Apartments

For the Hills Apartments, the installation of GIB to walls and ceilings is continuing through the building. Stopping of the walls and the first coat of paint is complete in the Level 3 apartments.

95% or all external windows and doors are now in. Internal stair cases are currently being installed in the apartments along with external aluminium panels. Brick work installation will commence shortly.

Hills Office Building

The office building has all the structural steel installed and the floor system is currently being installed, ready for reinforcing and concrete.

Terraced Apartments

Lastly, the Terraced Apartments ground floor slabs are being poured.

Happy New Year!

Hills Apartments

What a crazy end to 2021, we have made huge progress with the Hills Apartments in such a short time. Majority of the windows and sliding doors for the apartments have been installed. Installation in the southwestern corner will commence soon.

We have installed plasterboard on the ceilings and walls which is ongoing, the team started this process at the top and will make their way down levels until complete.

All of the kitchen joinery has been fabricated and is ready for installation soon.

The entrance foyer is currently being built, the roof for this went on last week.

Cladding installation is about to commence, this includes aluminium fins and bricks.

Car Park

A major milestone for Hills is the carpark which is in the final stages and will be complete next month. Installation of the main roller grille door has been completed. Following this, installation of lighting, the fit out and finishing of storage spaces and line markings are near completion.

Office Building

The ground floor concrete slab was poured before Christmas and the structural steel frame is now being installed (keep your eyes peeled next time you drive past).

October 2021
The Hills Apartments are well underway!

Windows have been installed on the ground floor, level one and level two. We are expecting the final set of windows and sliding doors to be installed in November.

Air-conditioning, plumbing, sprinklers and electrical installations have commenced. We are now preparing to start lining the walls and ceilings.

Scaffold is now installed around the building. We are expecting the installation of bricks to begin in November.

Concrete balconies are nearing completion and final roofs are being framed up in the coming days.

We are expecting the construction for the entrance foyer to begin in November.

Car park
COVID has posed some challenges with materials and labour stuck in Auckland. In saying this, the structural steel is complete and the final section of the roof structure has been installed.

Construction of the store rooms have commenced and services to underside of the slab is nearing completion, this includes, plumbing, power and sprinklers. The carpark is scheduled to be completed prior to the end of the year.


Hills Office Building
The foundations of this building are about to commence, including structural steel frame installation likely to begin in the new year.

August 2021

The apartments now have interior walls and ceilings.

Hills Apartments

Balcony steel work is near completion on all elevations. You will be able to see this as you pass the site. The concrete floor slabs for the balconies have also been installed.

The external timber framing is complete and the windows have started to go in. All apartment interior walls and ceilings are now installed.

Car Park

The concrete lid structure is fully installed and the first fix services to the underside of roof have started.

Timber framing for internal storage areas has commenced and a permanent entry ramp is being formed up.

June 2021
The internal apartment walls are taking shape.

The structural steel installation on the Hills Apartments building is nearing completion. This includes the installation of the new balconies to the northern elevation. Demolition is nearing completion with sections of the west and east elevations having been removed to allow for the new balconies.

External timber to the southern and northern elevations is now being installed. Shortly, the building will be fully scaffolded with shrink wrap installed so work can continue regardless of weather conditions.

Windows have been measured and are currently being manufactured. We are expecting the first lot of windows to be installed in the next few weeks.

We have also started framing up ceilings and internal walls on level three. The team will be moving from top to bottom with this task.

Car park
75% of the concrete floor has been poured. The structural steel install is complete and intumescent paint is currently being done. Double tee concrete units (the roof structure) will be installed from 23 June.

Commercial Office Building
We will be making a start on installing the structural steel frame for the office building in September.

The roof is on & solar panels are up!

The entire Hills site is a hive of activity. The Hills Apartments roof is complete with the solar panels now installed. The internal dividing apartment walls are underway and the external timber framing and internal service install have also both begun while balcony steel has been erected.

Two thirds of the carpark floor has now been poured and just as much structural steel also installed. The next major milestone will be installing the precast concrete roof which will happen in June.

The retaining wall piling work is complete and the river path will be open again by the end of the month.

Happy New Year!

Works to the exisiting structure of the Hills Apartments is nearing completion and new internal structural steel is being installed with the balcony steel to follow. Following this, the roof is to be installed which will be a major milestone for this project.

All piling work to the carpark is complete with foundations now being built and the first concrete pour due in late January.

Works are also about to begin on the construction of a new slope stability wall. This runs around the southwest corner of the Hills Apartments and is a difficult task that involves more piling. Excavation will begin this month to get this particular area ready for the piling machine. Piling is scheduled to begin at the end of February.

You will notice a bit more activity through the Bridge Street entrance as trucks are needed to remove material from the areas we are working on. Contractors have been asked to be extra vigilant when using this driveway and to meet the requirements of the traffic management plan.

December 2020
We have a new roof structure!

Christmas is on the horizon and there is a lot happening on site before the Christmas break.

If you've passed the site in the last few weeks, you will have seen the roof structure has been lifted into place. This now shows to the full scale of the building.

On site, construction of insitu walls on level one is nearing completion. Following this, construction will then move up to level two. New structural steel is being installed on level three and the ground floor. Minor demolition works continue, including cutting openings for new staircases and windows.

The new garages are also under construction and excavation is complete with foundations about to commence.

In the car park, a new sewer line and manhole have been installed with excavation nearing competition. If you take a look on site, you'll see the piling rig is now onsite with piles set to be installed in later this month. The Council has also installed the site's new stormwater connection on Clyde Street.

A new roof to be installed.

Hills Apartments - Structural work to the Hills Apartments building foundations and new insitu walls on the ground floor are now complete. Insitu walls on level 1 will be poured next. 

Sections of the roof structure are being built on the ground and you will see these lifted into place later in November.

Hills Village Car Park - The concrete wall around the perimeter and over half of the excavation work is now complete with new sewer and stormwater services being laid.

A hive of activity at Hills Village.

The Hills Apartments are taking shape. Structural work to exisiting foundations and walls is ongoing with the majority of new footings complete. Structural steel to form new staircases is being installed and structural steel for the roof has been fabricated off-site, ready for installation later this month.

Work on the carpark continues with gardens and demolition on the Clyde Street side now complete. Piling work to form the temporary retaining wall is ongoing and excavation will recommence shortly. The old sewer line will also be replaced later this month.

Site establishment is near completion with facilities for workers now installed and the hoarding along Grey Street will have a full graphic installed later this week.

The showroom container has been relocated to the river end of the site with a great view over the site. Appointments are now by appointment only and can be arranged through our Lodge agents

September 2020
Hills Village is taking shape.

Stage one of excavation of the ANZAC site is near completion. Site offices and welfare facilities will now be set up for the onsite project team. 

At the end of August, the Stark Property team and project contractors gathered with local iwi representatives for a site blessing.

Demolition to gardens and walls on Clyde Street has just begun and foundation improvements to the Hills building is ongoing.

Over the next couple of weeks, the site will continue to be cleared and the retaining wall construction will commence, beginning with drilled concrete piles and followed by excavation towards the Grey Street end of the site.

The showroom container will also be relocated to a new position to allow for work to continue.

Work continues steadily at the Hills Apartments.

To facilitate the build of the underground carpark, excavation work and piling of the temporary retaining walls will commence before the end of the month.

The showroom container will also be relocated.  

Work on the Hills Apartments continues steadily seeing the foundation work almost fully completed. We are expected to see the completion of the ground floor drain laying this month and structural steel will begin to arrive on site, while new openings for windows and doors are created.

Construction updates – 70% of the value of Stage One now sold.

After a big few months of work, major demolition to the old Hills Laboratories building is now complete.

Driving past the 1 Clyde Street site, you can see the carcass of the existing building cleared and ready for contractors, SJR Builders, to commence the apartment build and fit out. Construction will begin later this month, alongside some initial concrete, structural steel and early services work.  

Early in August, the old petrol station located on the front, Grey Street side of the site will be demolished followed by excavation work for the new basement carpark that will service the apartments.

Construction updates – on track for completion mid-late 2021.

The floor has been ground and demolition work is nearing an end making way for the commencement of construction.

The car park and the commercial building continue to make progress and move forward positively.

Demolition continues to progress on the former Hills Laboratories building.

Demolition is nearing completion and gridlines are being set out on the Hills Apartments. The commercial building design continues to be developed while the car park portion of the project has gone out for tender.
